Inspired by the PLACE houses prefab line, this pair of spec houses in Kirkland, Washington demonstrates that modern, green construction can be chic and
cost-effective. These houses feature open,
connected interiors and easy, low-maintenance style throughout.
SIP roofs and stacked framing limit construction waste and provide far
above average insulation values. Pervious driveway surfaces and
green roofs limit rainwater runoff and enhance natural habitat.
Rain catchment systems are employed for irrigation.
To increase density and affordable options in an upscale Eastside neighborhood, both
houses feature accessory dwelling units above their detached garages. These suites
can be rented to tenants or used as home office space.
The sustainable
strategies employed in this project qualified it to be
a pilot project for the City of Kirkland’s Built Green program,
resulting in a fast tracked permitting process.
